What do our mold assessments include?

When dealing with any known, suspect, or potential mold problem, it is important to have a mold assessor who is competent, accredited, and who does not practice a conflict of interest. You get all of that and more with Gulf Coast IAQ. Our process includes:

  • Preliminary assessment(s) for background information. 
  • Determination of the presence and extent of mold contamination.
  • Determination of causal factors (causation) for the mold contamination. 
  • Moisture mapping.
  • Data-driven analysis.
  • Detailed reporting with annotated photographs, diagram(s), key findings, corrective action plan (i.e., protocol for mold remediation), resources, and much more. 
  • Utilization of college-educated, accredited, and certified professionals, utilizing state-of-the-art technology. 
  • Clear communication and post-reporting consultations.

What Sets Us Apart?

  1. No conflict-of-interest. One of the largest problems facing property owners and managers today has to do with fraud performed by mold remediation companies and public adjusters who perform their own mold assessments. Because Gulf Coast Center for Indoor Air Quality Services and all employees have no interests in other business or service ventures, you can trust the impartial, thorough, unbiased assessment services that you receive to be defensible and ethical.
  2. Communication and details. We believe in providing more than just a presence/absence report. We provide details that empower you through a process of remediation to successful conclusion. This cannot be accomplished with a cut-and-paste approach to mold assessment. Specificity is only provided when your needs are understood and the assessment is geared to address those concerns. Furthermore, our mold assessors are available to consult you after the mold assessment report is completed and, with your permission, can consult your mold remediators to aid in the successful remediation of your home or office.
  3. Qualifications and Protocols. Most mold assessors and industrial hygienists have no real world experience managing or performing mold remediation; they have no practical knowledge of remediation practices. As a result, they lack the ability to provide clear, comprehensive corrective action plans (i.e., protocols for mold remediation). This leads to conflicts, complications, limitations, even denial of insurance coverage due to poor performance on the assessor's part. Gulf Coast Center for Indoor Air Quality Services goes through an on-going peer-review process to remain accredited in mold remediation supervision. It's these qualifications that makes our protocols some of the best in the industry.
  4. Qualifications and Causation. Most mold assessors and industrial hygienists have no practical knowledge of building science; they either specialize in industrial safety and health management, environmental science, or have basic license required knowledge of mold assessment. As a result, they lack the ability to understand the causal factors (i.e., causation) for any mold found in your home or office. When this occurs and causation is ignored, mold remediation may be performed only to see the mold return, costing you unnecessarily. Gulf Coast Center for Indoor Air Quality Services goes through an on-going peer-review process to remain accredited in building science related to those dynamics that cause mold growth in buildings.
  5. Hazard and Risk Assessments. Most mold assessment companies perform hazard assessments to determine whether mold is present in a home or office. While this provides some useful information, sometimes more is necessary. For example, in some cases there are building occupants who are experiencing symptoms within a building that they rarely experience anywhere else, and there's a question whether mold is causing those symptoms. In such cases, a hazard assessment is not enough to answer their needs. With a background in occupational safety and health, Gulf Coast IAQ can work with your doctor by providing a risk assessment to aid in understanding the relationship between you and the mold in your building.
